What is the daily or weekly rate?
The rate varies according to the season. With the exception of July and August, which are peak season in the Hamptons, we offer a 20% discount off the nightly rate for stays of one week (7 nights) or longer. Please visit the ‘Rates’ page for details.

Where exactly is the cottage located?
Beech Tree Cottage is located at the corner of Glover Street and Redwood Road in Sag Harbor, a quiet residential neighborhood just around the corner from the waterfront and marina, exactly .5 mile to Sag Harbor’s Main Street.

What is the easiest way to get to Sag Harbor from New York City?
Sag Harbor is easily accessible from New York City via bus service - the Hampton Jitney (www.hamptonjitney.com) departs regularly from mid-town NYC and also offers an airport connection from either JFK / La Guardia or Islip / MacArthur Airport.
Train service
via the Long Island Railroad comes to Bridgehampton, approximately 6 miles from the cottage. (A cab is necessary to get from the train station to the cottage.)
Driving distance from NYC is roughly 100 miles, and takes approximately 2 hours depending on the traffic. (Please note that traffic in the summertime and on Friday and Sunday afternoons/evenings can add significantly to this number.) What is right next door to the cottage on all sides?
The main cottage entrance faces Redwood Road to the south, and Glover Street to the east, where the cottage’s off-street parking space is located. Across the street on Glover and Redwood are several other charming Sag Harbor homes and gardens. A large part of Glover Street, visible from the cottage’s main entrance, is the Scilli Farm agricultural preserve.
Just to the north and west of the cottage is the garden that is shared with the Hamiltons’ main house. The property is approximately .5 an acre, and the cottage and main house are at opposite corners. The garden is well landscaped, providing scenic shielding from the main house. The cottage’s small private deck is located on the north side, and is trellised to provide additional privacy. Both Redwood Road and Glover Street are surrounded by the bay, so the waterfront is a stone’s throw away on both sides.

Is it a busy neighborhood?
Though close to town, the cottage is located in a quiet residential neighborhood, which is designated as one of Sag Harbor’s historic districts.

How far is the cottage from Main Street, or town?
Beech Tree Cottage is exactly .5 mile from Main Street, Sag Harbor.

Is it easy to walk?
It is approximately a 5 – 10 minute walk (depending on your walking speed) to Main Street. The walk is very picturesque, as it follows along the waterfront and marinas.

Is there grocery shopping close by?
Sag Harbor is very self-sufficient when it comes to shopping and services.
Schiavoni’s IGA grocery store is in the center of town. There is also a pharmacy, classic “5&10” variety store, liquor store, stationers, laundromat, dry cleaners, a post office, an excellent health food store, and several banks, gift shops, bookstores, hair salons, galleries, clothing stores and more. There is also a nearby 7-11 convenience store which is open 7 days a week, 24 hours a day.

Where is the nearest beach or swimming?
There are a number of excellent local beaches, all swimmable. Sag Harbor is located on the bay side of the South Fork of Long Island. The nearest swimming is at Long Beach, a bay beach located roughly two miles from the cottage, just over the bridge in the North Haven part of Sag Harbor, or at Havens Beach (also known as Tides Beach) off of Bay Street, about 1 mile from the cottage.
The nearest ocean beaches are Sagg Main in Sagaponack and Bridgehampton Main Beach. Both are a short 10 minute drive from the cottage.

Do you provide beach permits?
Regrettably, because they are non-transferable, we are unable to provide season beach permits - but there are one or two beaches that we can direct you to that do not require a permit as they are non-lifeguarded. Alternatively, all the lifeguarded beaches offer day permits for non-residents for $15-20 per day.

May I bring a well-behaved dog or cat?
Unfortunately we do not permit any pets at the cottage, and can make no exceptions. We have our own lovable and friendly Irish Terrier who shares the yard, but who does not, alas, get along with other dogs. We also have cat allergies in the family, as do many of our tenants.

Is the 4-person policy firm?

The cottage is set up to accommodate 4 people, maximum. The only exception we can make to this rule is for babies or toddlers.

Is the cottage child-friendly?
The cottage is family friendly in that it features many games, videos, books and toys for children. There is also a swing set in the yard (to be used at the tenants’ own risk). Please note, however, that access to the bedrooms is via narrow spiral staircase, which may be unsuitable with babes in arms, or for crawling babies and toddlers. There is also no bathtub in the cottage – shower only – although the kitchen sink is large enough to bathe a baby in. We provide a Port-a-Crib upon request.

Is there off-street parking?

Yes, the cottage has its own off-street parking space which will accommodate one car.

Is there wireless internet access?
Yes, the cottage features wi-fi service. Depending on your internet service provider, you may need to temporarily re-set your SMTP address (to mail.optonline.net) to send email.

Do you provide sheets and towels?

The cottage is fully stocked with sheets, towels and kitchen supplies. Beds will be freshly made for your arrival. For a full list of amenities, please visit our ‘Details/Photos’ page, or view a sample rental agreement which can be downloaded from our ‘Directions/Rental Terms’ page.

What is the weather likely to be?
January / February: Average temperatures range from 20° – 40° F. We do occasionally (though not frequently) get snow. This is a particularly quiet and peaceful time in the Hamptons.

March / April:
Average temperatures range from 40° – 60° F. This time of year is quite variable – it can be rainy, but it can also be spring-like, with daffodils and other spring flowers in bloom.

May / June: Average temperatures range from 55° – 75° F, and mostly sunny. This time of year is particularly scenic, with the blossom trees and spring flowers in full bloom.

July / August: Average temperatures range from 75° – 85° F. The temperature is usually ten degrees cooler in Sag Harbor than in New York City, though it can be quite humid at this time of year. This is peak season in the Hamptons.

September / October: Average temperatures range from 55° - 70° F. This is a lovely time of year in the Hamptons – less crowds, beautiful light, the ocean water is still warm enough for swimming, the local harvest is at its peak.

November / December: Average temperatures range from 35° – 55° F. This is a charming time of year in the Hamptons. The fall foliage can be spectacular, and the holiday season is especially picturesque, with the villages and historic homes displaying festive lighting and decorations.

What if we need to cancel?

Notice of cancellation must be made in writing no later than 14 days prior to check-in time in order to receive a full refund, less a $100 administrative fee. In the case of a cancellation notification less than 14 days prior to check-in, or failure to utilize this confirmed reservation, we retain all funds received, as liquidated damages unless the confirmed unit is re-rented at the same rate for the same time period. If the latter occurs, we retain only the $100.00 administrative fee. If a new rental is achieved for only a portion of the time, we retain the difference in rental income plus the $100 administrative fee. Exchange for alternate rental dates may be made subject to availability and a $100 administrative fee. As rates vary between widely seasons, the rental rate for the new period may be the same or more than that of the previously booked period. In no case, however, will the rent be less than the previously agreed to terms.
This policy is firm, regardless of the reason for cancellation. Thank you for your understanding.

Can we arrange a late check-out or early check-in?
Check-in is anytime after 3 PM, and check-out is no later than 11 AM. Due to the high demand and rapid turnover rate, we cannot make exceptions in high season. Late check-outs may occasionally be arranged outside of the summer season, subject to availability.

Where is the nearest airport?
The nearest airport to the Hamptons is Long Island’s MacArthur Airport, also known as Islip, which is a one-hour drive from the cottage. This airport provides good national service via Southwest, US Air, United and other carriers.
The nearest international airport is John F. Kennedy (JFK) International, approximately an hour and a half’s drive from Sag Harbor. La Guardia is approximately 2 hours’ driving time.
All 3 airports are serviced by the Hampton Jitney bus service (www.hamptonjitney.com) and also provide rental car service.
The nearby towns of East Hampton and Westhampton Beach have small local airports for private planes.

Is there housekeeping service?
Housekeeping service is not provided, but may be arranged for an additional fee.
